RE: switching electric for manual awning??
I would not like an electric awning either. Now my case if different as I am seasonal. When I get to my trailer I attach the arms to the deck so we have the full use of it. Then of course we angle it.
We were looking to upgrade our trailer (2006 Jayco 29FBS). It's an awesome unit, but we would like dual slides (make the kids room larger for friends sleeping over). All the Jaycos we saw had the electric awning. We would not be able to put the arms onto the deck, thus it would look funny, and not extend as far as the manual one (my opinion).
Really at the end of the day .... An awning takes what ..... 5 Minutes tops to put away ? An electric one is just something else that could go wrong. :):)

Our seasonal site is a little different. We are allowed to build decks ( I will take a picture this weekend and add it here ). We are not however allowed to build railings as this would be considered "perminment" (SP?) thus taxable.
My only thing if you had the chance would be to increase the deck to 10ft wide vs 8ft. Once I show you my pics, I think you would understand. Those extra 2 feet make a world of difference when you have alot of people sitting on the deck.
Please don't think I am trying to be critical. I had a 8ft deck for 2 years. This spring we added the extra 2 feet, and WOW what a difference.
Technically, 10ft would be taxable, but we have it in 4 sections now.
2 sections : 8x12
2 sections : 2x12
So in a matter of an hour or so, we can undo the sections and move it whereever we want (Of course we would need alot of help). Nice thing about decks on a seasonal site, is that if you decide to leave you could always sell the deck and re-coupe most of the money. Alot of seasonals within the campgrounds would love to have a ready made deck. :):)

i turn the water off only. fridge is left on "auto" in case there is a power outage. We turn the termostate (sp? lol ) off so it doesn't go on if its a chilly night.
This way the fridge stays cool to hold the beer .... ooops I mean food.
Seasonal camping is whatever you make it to be. I enjoy the travelling as well, but nothing beats Friday afternoon, go home, pack your clothes and away you go. You get to your trailer and within 1 minute you have a beer to drink.
Bad Thing: You have to start dinner right away, At least when your on the road it takes 3 beers to set-up (that was my alone time lol ) now its, honey start the bbq please so we can eat ... lol. Either way, I am camping with my family and I love every minute of it.
Gas Prices = Booo , Sesonal Camping = Way to combat gas pricing yeah !
But at the end of the day, you live once, so if you travel, don;t think about the gas. Enjoy the time with your family. Think about this : Whoever would look back 20 years and say "Wow, those gas prices were high" or would you look back and say "Wow, The time we spent as a family together was well worth it"
I choose the latter.

Sry if this doesn't make complete sense. DW is driving to the trailer tonight, so I have had a couple of pops, and feelin kinda good. Rock on !!! first weekend at the trailer this season woot woot !!!! (Remember I am from Canada, the snow just left lol)

Now the down side. If the campground owner would clean the place up a bit it would be heaven. It's a beautiful piece of property but too much junk laying around. Most of the seasonals keep their places immaculate (me included) but a few don't. I guess it's like living in a neighborhood. Some are well kept, some are not.
I have seen campgrounds like this. It is sad to see, but people will be people.
Our GC is immaculate. The bathrooms (for weekenders) are cleaner then most homes. Now there are seasonals that don't have the "cleanist" set-ups, but they tend to be out of the "major" areas. It's nice to see that no one is turned away. An older trailer can looks just as nice as a new one if care has been taken.
As for seasonals, if they don't cut there lawn or keep there sites clean, the owner will do it, but will charge you a hefty price for that service (rightfully so). The price discourges you from being lazy.
One point for the owner on that one !!! lol.

Let me add this though:
During the days - Complete family oriented activites. Xmas in july, halloween, bike decorating contests, wagon rides.
Plus we are close to the weekenders, so we meet new people every week.
It's the best of both worlds in our opinions

I would like to add something as well.
We have been at the same campsite for 3 years now due to no TV. We had orginally wanted to travel, but we are having too much fun at this campground.
We found the following:
Year 1. Basic Set-up
Year 2. Added a Deck
Year 3. Moved sites.
This was actually very cool as moving to a different site makes camping entirely different. Kids have an awesome time. We are setup in no time. Clothes are already there.
Drive up to site. Turn on gas, water - Grab Beer. Done. !
Kids are off within 10 secs to find there friends, and the DW and I can sit down and enjoy. Not to mention, POKER nights which is almost every night.
Seasonal Campin is the best solution for us right now. When our kids get older then we will start to do the travel thing. I always wanted to camp under a palm tree. I will realize that dream one day. Right now we are in canada where no palm trees reside :(
